The right part is a reference to the motif of the tsuba and reads:

Baika-sho’oku (梅花書屋) 

The motif is a common subject in painting and goes back to the practice of painters going out into nature to study and draw blossoming plums (baika) (and other flowers) in country houses with study rooms (sho’oku). (Thanks Markus Sesko)
